The senior living industry has traditionally been built on ground-up development — owners and operators building new communities from empty land, opening in two or three years, and stabilizing over many more. Seawell was designed differently. We believe there are already thousands of senior living communities across the country — many of them struggling, many of them serving their residents adequately rather than well — that can be genuinely transformed by a better operator. Our model is to partner with existing communities, bring operational excellence and a differentiated resident experience, and serve residents more fully than the current status quo allows.
Seawell communities are not all the same building, in the same market, at the same price point. What they share is our approach:
This approach travels with us to every community we operate. When Seawell takes over a community, residents and families can expect specific, visible improvements — in dining, in wellness programming, in family communication, in staff tenure, in the feel of the place. The building may not be new. But the experience of living there should feel different, and better, within weeks.
Seawell is an early-stage operator. We are actively working on our first operating partnerships and acquisitions, with deliberate patience about fit. Rather than list aspirational openings with fabricated dates, we will list Seawell communities on this page when they actually exist — and when residents can actually tour them.

We are not geographically locked in. Seawell operates opportunistically — taking on communities where the fit is right, rather than building a specific regional cluster. California is a natural starting market for us given our deep familiarity with state regulations, the Medicaid waiver framework, and the demographic and market conditions. But we are actively evaluating opportunities across the Western United States and will open operations wherever the right community, owner, and team come together.
